As a landlord, you have many responsibilities towards your tenants, towards your property, and the last thing that you want to get is a call from a tenant in one of your properties, means there is some problem with the tenant and there is trouble for the owner. It depends on the landlord and the condition of the property that how much calls are arriving from a particular property.
The most amounts of calls that I get is a direct correlation to the amount of plumbing work I put into the property. Most of the calls from the tenants to the landlords are due to some electricity problems, plumbing work etc. Plumbing problems proves to be very costly for the landlords.
Tenants are hard on plumbing, especially drains. Old metal drains can be a nightmare in a rental property. Even though a metal drain looks perfect on the outside, but the inside may be another story all together. I have seen drain pipe that was plugged almost completely shut with deposits that built up over the years.
If you have purchased any new property and you are going to be rented it out, then before renting it, change all the defective pipes, so that there are no problems arises and the unexpected expenses can be saved. I personally will never rent any property without completely changing out all the plumbing in the house from start to finish. I found that this method dramatically cuts down on my problems.
