The novice landlord finds tough to handle his renting place in case the tenant is highly uncooperative. To make the situation under your cover, it is wise to involve in proper and effective screening method for choosing the cooperative and educated tenant.
The screening process starts from that very moment when you talk to person on phone. You should judge whether the person is capable to live on your renting place or not. The things that you should lay stress on are the punctuality of that person, dressing sense and the behavior.

If the person has decided to come into your renting area, then you need to have a holding fee in order to screening him. Fill out an application form which should include his previous address with landlord’s name, employment details and personal and professional credit rating. The other question could be the number of members who will leave in the apartment, pets if any, the smoking and eating habit of the person and any other relevant question which can satisfy you.

Do not go on his nice behavior and attitude; ask for the name and address of references right away. The screening process is like an insurance which states that you have selected a right person for your renting apartment. Select a person who is responsible and can take care of your apartment well.

Once you are satisfied about the person’s character, you can easily draft a lease agreement. If both the parties are equally cooperative, the tenant-landlord relationship can go a long way without any difficulty.
