We all know that these days tenancy or letting of houses on rent are popular. Tenancy is not as simple as it seems to be, it has a lot of complications that are to be dealt with. The landlord has to keep in mind all the legal aspects and formalities for keeping a tenant. He has to keep a proper watch on everything like the maintenance of the house, proper and on-time collection of rent, keeping up with the market rate of tenancy etc.
While giving the house on rent the landlord has to keep in mind certain safety measures, because the tenant should not get hurt or injured with the negligence or malfunctioning of anything in the house. The major aspect which is discussed here is the electrical checks or the safety measures for electrical appliance that must be taken before you give the house on rent.
Before giving your house on rent, it is important for the landlord to have a thorough and physical check–up for ensuring that all the appliances that are supplied are in good working condition. Any harm to the tenant caused by the electrical appliance or fittings, landlord will be held liable for it. The tenant can even sue the landlord which will make the landlord to be present before the court for negligence. Certain steps are mentioned below which will help the landlord to follow the safety measures:
- The electrical supplied appliances should be minimal.
- Supplied appliance should be checked that they are in good working condition.
- Safety warnings and operating instruction should be supplied with them.
- Special attention must be paid on second hand appliances.
- Checking of proper earth tags.
- Tenants must be informed about the location and access of the main consumer unit, fuses and switch.

This is, perhaps, the biggest reason I wouldn’t have people renting from me under any circumstances. In this day of political correctness, landlords simply are not safe on the “safety” front. Even slap suits are no defense here.
