Safety Measures for the Tenants

The safety of the tenant is the prime responsibility of the landlord. The Gas Safety (Installation & Use) 1998 has made each and every landlord responsible for constructing a gas pipe at the rental apartment and the appliances has to be in good working condition. CORGI registered installer will inspect the process once in a year and the regulation is laid by Health and Safety Executive (HSE).
If the landlord will lack over the safety of the tenant then there are serious punishments that can be imposed on him. Either the court will invalidate property insurance, impose fines or custodial sentences. There are some important points that have to be thoroughly done by the landlord for the safety of the tenant.

•    Set a system of the proper maintenance of all gas pipelines and fuels annually.
•    Use only CORGI engineers for the set up, maintenance and gas appliances.
•    Maintain the records of safety checks and keep the documents for at least 2 years.
•    If you ever use a managing agent then be careful to make a contract which makes it precise about the responsibility of managing gas safety checks.
•    The gas appliances should be safe and its inspection should be done within 12 months before re-letting.
•    It is better to eliminate any of the suspected appliances of previous tenants before re-letting to other tenants.
•    Even on re-letting in future, you find the safety certificate recent then it is wise to check the gas installation and appliances correctly. There are chances that the previous tenant has left the appliances in a bad situation.
•    Work cordially with tenants in getting access for the maintenance, revamps, safety checks and report the faulty appliances, if found, as soon as possible.
•    Spend some money and purchase new gas appliances. Using second has appliances can be threatening to the life of the tenant.
•    Be assured that the tenants can access the emergency orders, gas meter and the gas cut-off valve.
•    Offer the required copies of all the appliance producer’s operating directions to the tenants.

These are some of the safety points for both the tenants and the landlords. The tenants should look over these safety measures before stepping in the renting home and the landlord should also follow these instructions for the tenant’s safety.
