It is important to have a landlord tenant lease since the agreement to lease takes pressure off both parties. It also gives them the assurance that the lease is pending and will be signed on a specific date. If you are a landlord looking for a tenant then you will know that you have someone ready and willing to move into your property when it is ready for occupancy. It is wise to do credit and background checks so that the tenant knows that he has got a good tenant. You can also stop worrying and advertising that the property will suddenly be vacant and your rental income will stop.

You will relax knowing that you have secured the rental you want at a price and terms that you can live with if you are a prospective tenant looking for just the right housing or the right space for your warehousing, office, or retail business. Thus you would not find yourself suddenly out in the cold with no place to go. Landlord tenant lease might break on the basis of the breach of the promises and agreements. But there is less danger of default when there is an agreement to lease is signed by both the parties that the defaulting party will have to pay as liquidated damages.
