Landlord Tenant disputes and issues are very common now days. Sometimes, on very common matters are responsible for these disputes. These disputes can be avoided if both tenants and landlord are aware about their rights.
In the landlord’s point of view, all the landlords want their tenants that they should not damage any property and should take reasonable care of the belongings of the landlord. Garbage disposal also leads to disputes at times.
Sometimes taking on additional occupants without the landlord’s permission by the tenants which is also a point of concern for the landlord because landlords are also concerned from the security point of view and above all, all the landlords wants their tenants to pay the rent in time.
In the tenant’s point of view, the property they are hiring should be habitable before they move in, since the landlord will ask for payments in case of large damages so the tenants want their landlord to pay for repairs which are made during ordinary wear and tear.
Landlord should inform before turning off a tenant’s electricity, gas or water. The landlords usually do not inform tenants if there is any transfer of the ownership of the property to other landlord, tenants should be provided with a written notice to avoid any dispute with the new landlord. Tenants should be unlawfully discriminated by the landlords.

But, wouldn’t this put a lot of Small Claims Courts out of business? They thrive on this sort of business. Somebody’s gotta pay Judge Judy.

I recently moved into a rented flat and have noticed that it is damped and cold because of broken heaters, My landlord took an electric heater a few days later which did not solve the problem. This have caused the house to be covered in mould this include my kit i reported this to him along with photos of my damaged kit. He took a second heater two and a half weeks later which still does not solve the problem. My three year old daughter have also suffered an cold infection as a result of the damp and is presently on medication. We have to place paper on the floor to dry up water that constantly seeped out of the walls .What can i do about it please.
