There are always issues between landlord and tenant. Because a landlord is in the business to do one thing - make money, it is always a good idea to understand landlord rights and how they affect the relationship with tenants.
A landlord has the right to be paid in the time by the tenant according to the terms of the rental agreement. If the tenant is behind on rent for a specified amount of time, he has the right for eviction as per the laws and start proceedings with in the letter of the law and not harassing the tenant at any cost. These laws are very clear on the landlord’s right. The landlord has the right to reasonable access to an apartment. It is compulsory for the landlord to give 24 hour notice before entering an apartment, but he can do so immediately if an emergency arises.
The biggest responsibility of a landlord is to provide safe and habitable housing to their tenants. The landlord or his representative should always be available so that any tenant issues can be taken care of. Maintaining a good relationship with tenants is also a prime consideration. This not only makes the landlord’s job easier, but gives the tenant a feeling of security and respect for the landlord.
Becoming a landlord is a very difficult task. While dealing with their tenants, he will not only have a simple person who is talking with the tenants but also need to know the laws of the state and jurisdiction you live in. A landlord must be available to the tenants, and must ensure that repairs are taken care of in a timely manner. He must ensure that the property is clean and safe, and must also be available and willing to listen to tenants’ issues and different problems they are facing. Being a landlord means that you are in the business of making money, and to not know the laws and procedures of renter’s rights will put you in a great trouble as tenants also have very much strong rights for landlords also.

I had a room, sharing a flat with my Landlord for 3 years 5 months. At the advice of her Landlord agency, she withheld my deposit beyond the end of my tenancy. After some time she finally returned half of my deposit and the other half was applied [without negotiations, my knowledge or consent] to redecorate the room. She claimed that I damaged the walls [there was none] and by default I was liable to pay all charges and expenses. The room is fitted with single glazed window, there was massive mould and mildew growing on the walls and some area had patches of damp. Being a cheap individual she rarely turned on the heat and the equipment itself was manually operated. I sent her a letter but being a very cheap / paltry individual I feel that she will stall on addressing my concerns. Any advice?
