In today’s world, the growth of rental business is increasing year after year. For the last 5 to 10 years, the property prices in US have been increasing that left the buyers in an unfortunate situation of not being able to afford the property. There are several reasons for the tenants who are not able to get on the property ladder like student loans, credit cards, personal debts and lots more. The factors that can affect the rental business of landlords include affordance, interest rate, supply and demand ratio and lots more. Let’s have a look over the details of these factors.
Affordance: The biggest factor that can affect the rental business of landlords is the inability of tenant to afford the property. Today, young people or first time buyers find it hard to get on to the property ladder easily. Landlords rent their property for long time period and the speed increase in property rates build problems for individuals to buy a property on rent.
Interest rates: This is another factor that hugely influences the rental market. The increase in interest rates leads to raise the value of mortgage property. Ultimately, this scenario will encourage the landlords to rent their property massively and simultaneously disappoint the individual to look for the rental property.
Supply and Demand: The key factor for market performance is the supply and demand chain. The imbalance of supply and demand will lead to build up problems in the market. In rental business, the supply for renting property is too much but the demand for the same is not up to the mark and the end result will be the decrement in rental prices after a certain time period.
To overcome the situations, it is advisable to landlords that they resist the urge of selling for quick cash if the value of the property will be increased so that the tenants will stay in your property for longer time.
