In this world there are many type of people, some are good and some are bad. As we take the case of landlords and tenants, the same theory can be applied over it. There are tenants who punch holes in the wall, put out cigarettes on the countertop, and allow their cute little puppies to eat the carpeting and furniture. Then, there are landlords who are unreasonable, unapproachable, and are interested only in the rent being paid on time. So, due to this reason both landlord and tenants are protected by different laws.

The Bad tenant

Some tenant’s mainly young tenant’s plays a major role of bad tenants as they haven’t yet learned to respect others’ property. Some people seem to think that because they pay rent, they can do as they please. The major complaints like loud parties, destruction of property, late or unpaid rent, drug offenses causes the trouble between landlords and tenants. If one tenant is creating problem by loudness, then it is the responsibility of the landlord to take action and if he hesitate, then other tenants also have the right to call the police to complain. This is also very much important as in the case of drug dealing. A great deal of damage can be done, and the landlord cannot usually retrieve both back rent and payment of damages.

The Bad landlord

A landlord can be much worse than a bad tenant. They are in the business to make money as some own the property and some work for some agency. So they do not care about the building and tenant issues and only cares about the rent they need from the tenants. The main problems with the landlords are raising rent, unlawful eviction, refusing to fix problems, refusing to return your security deposit and entering your home without warning. These all problems make a landlord a bad one. If these are the cases there is a law which gives you the right to develop a tenant’s association, and any landlord that tries to harass or hinder either the forming of the association or the individuals of the association are subject to prosecution.
